Rental prices up across the board in Queens in May 2026: report

The overall rent across the 11 Queens neighborhoods included in the report rose 6.4%, from $2,948 in May 2025 to $3,136 in May 2026.

Studios experienced the biggest jump in average rent over this period of time, having gone up 9.75%, from $2,395 in 2025 to $2,628 in 2026. This represents the highest average rental price over the last 13 months. Rego Park had by far the most significant climb in price for these units among the 11 Queens neighborhoods. Studios went up in the neighborhood from $2,383 last year to $3,129 this year.

One-bedroom units rose 6.46% in rent, from $2,840 in 2025 to $3,023 in 2026. As was the case with the average rent for studios, this marks the highest rental price for one-bedroom units over the last 13 months. Forest Hills had the biggest boost in average price for these units, from $2,659 last year to $3,101 this year.

Two-bedroom units had the smallest jump in average rent among the three unit types. There was a 4.13% increase in rent, from $3,608 in 2025 to $3,757 in 2026. Sunnyside saw the most growth in the price of two-bedroom units, from $2,946 last year to $3,447 this year.

Long Island City had the most expensive units across all three categories. The average prices there were $3,770 for studios, $4,410 for one-bedroom units and $6,487 for two-bedroom units in May 2026.

The most affordable studios were in Elmhurst, at $2,137. Flushing had the cheapest one-bedroom units, at $2,655. Jackson Heights had the least expensive two-bedroom units among the neighborhoods, with an average rent of $3,179.

Ten of the 11 neighborhoods included in the report experienced an increase in the overall average rental price year-over-year. The one outlier was Jamaica, where the average rent dropped 6.5%, from $2,958 in May 2025 to $2,766 in May 2026.
